County hearing set to alter ordinance on subdivisions

A public hearing date is set for Jan. 22 to hear public comments on proposed changes to Warren County’s ordinance on subdivision development.
The session is to begin at 6 p.m. Supervisors will have a regular board meeting earlier in the day, at 9 a.m., a day after Martin Luther King Jr. Day.
Versions of a revised ordinance the board has discussed for months bans the sale of residential lots until roads are dedicated for county maintenance. It also specifies developers contact county engineers before work is begun on roads that tie subdivisions together.
Adopted in 2004, current regulations call for road and drainage drawings to be presented to the county so roads can be maintained by the Warren County Road Department.
Revisions to the regulations planned for years gained steam this year as the board agreed to reduce credit amounts required to back warranties on roads in two subdivisions, Littlewood and Twin Creeks, both off Lee Road.
On Monday, the board accepted draft versions of a $142,000 letter of credit for a two-year warranty on Madison Ridge Road, in Littlewood, pending signature of final bank documents. That amount and a $70,000 credit line OK’d in November to back the warranty on Twin Creeks Road reflected the cost of adding the final 1½ inches of asphalt on each road. Once secured, letters cinch acceptance of roads for county maintenance.
Also on Monday, supervisors approved a variance for Tucker Ridge, a minor subdivision off Tucker Road. The development, termed minor because it contains four lots or fewer, is slated to have a private road as main access, county engineer John McKee said.
